Check-in and Check-out Procedures

• Before check-in information is provided, you must complete and sign the rental agreement after booking confirmation.

Property Access

• All buildings at the resort have elevators for accessibility.
• Units are wheelchair accessible.
• Public parking and a trolley stop are available at the bottom of the hill for a nominal fee of $0.50.

Policies and Rules

• Guest making reservation must be 23 or older.
• Absolutely no house parties. Family groups only. Groups misrepresenting themselves are subject to immediate eviction without refund.
• The management reserves the right to refund deposits, refuse rental, or discontinue occupancy if the tenant is detrimental to the property.
• Grilling is prohibited on decks, balconies and directly adjacent to buildings.
• No fireworks of any kind allowed.
• No pets allowed (Resort policy).
• No smoking inside the condo. Smoking is not permitted in any residence. A $150 fee may be charged for ionization if smoking in the property is detected.
• Trailer or car hauler parking is prohibited. Alternative arrangements may be coordinated through property management.
• Tenant assumes all risk of damage to any and all personal property of landlord and tenant, including household furniture and goods.
• Tenant agrees to hold landlord harmless and indemnify landlord against risks associated with use and occupancy.
• The premises are for residential use only. No animals and for no other purpose.
• Tenant must comply with all restrictions, laws and ordinances affecting the premises or occupancy.
• No acts may be done that increase the insurance rate or cause cancellation of any insurance policy covering the premises.

Fees and Payments

• A $250 security deposit will be temporarily held on your credit card for damages after your stay.
• Accepted payment methods: Visa, Mastercard, Discover, or American Express.
• Reservations do not include: expenses and items not mentioned, such as transportation, tips, meals, insurance, telephone calls, and other items of a personal nature.

Cancellation/Deposit Refund Policy

• If you cancel more than 14 days before arrival, you will receive a full refund.
• If you cancel 14 days or less before arrival, you forfeit the entire rental fee.
• All cancellations must be made by phone at 855-44-SWEET. Online cancellations are not accepted.
• The company reserves the right to cancel bookings for any reason, in which case all monies paid will be refunded. The company is not liable for additional costs incurred by the client.
• The company is not liable for loss or delay incurred by fire, flood, terrorist activity, political unrest, strikes, riots, war, technical or weather problems with transport, adverse weather, or other events beyond their control.

Parking Information

• Free parking is available for your car.
• Trailer or car hauler parking is strictly prohibited. Alternative arrangements may be coordinated through property management.
• Public parking and a trolley stop are available at the bottom of the hill for a fee of $0.50.

Utilities and Amenities Access

• Free Wi-Fi and cable TV are provided in the rooms. Local phone service is available.
• Each bedroom has a TV and ceiling fan. The living area has a flat-screen TV with family seating.
• The kitchen includes: refrigerator/freezer, dishwasher, microwave, stove/oven, dishes, glassware, pots and pans, toaster, blender, and coffee maker. Specialized items such as a wok, rice steamer, or crockpot are not provided.
• Sheets and towels are provided for your stay and cannot be changed out during your stay.
• A washer and dryer are included. A single-use box of detergent is provided; bring extra if needed.
• Iron and ironing board are provided.
• The outdoor pool is heated (typically in April and May, depending on temperature) and has a mushroom water feature. The indoor pool is heated year-round.
• Gathering and picnic areas and outdoor grills are available.
• There is a quarter-mile walking trail on a five-acre green space.
• Outdoor activities include tetherball, volleyball court, horseshoes, two playgrounds, basketball court, and shuffleboard.

Safety and Emergency Information

• Clients using the swimming pool or other facilities do so at their own risk. Injury, damage, or loss to client property is the client’s responsibility.

Other Information

• The property is located on Plaza Drive between traffic lights 0 and 1, directly behind Country Tonight in the entertainment district.
• Dollywood, softball fields, and The Island (Margaritaville and Paula Deen's) are approximately 2 miles away.
